As a home inspector and General
Contractor, let me give you the confidence to enjoy the process of buying a home. I find the problems, give
you options with a cost estimate, you enjoy the process and feel confident of your decisions. Be an informed buyer. Home Inspections for Buyers: Upon making an offer on a
home you should know where the problems are and either pass or negotiate repairs into the offer. Your real estate offer is
suggested to be less by 2-3 times the estimated or actual cost of the repair and is fair to both buyer
and seller, assuming you know where the problems are. I'll give you the estimate based on years of collective experience
as a General Contractor and home inspector in the home inspection report.
COST and
WHAT YOU GET: The cost is middle of the competitive field equal to the highest standards.
While a checklist for my purposes assure nothing is missed, the home inspection report is written in narrative and details any
problems found, estimates the cost of repairs, and may even discuss preventative maintenance measures on the home.
Each report is customed to the home inspected. Upon completion of the inspection, if buyer is available, I will discuss
any major conditions that may effect the home. All reports, photos, drawings, estimates, repair guidelines and preventative
maintenance commentaries are digital emailed or handcarried. Reports are not a simple check list or software
that writes the report. While not perfect, your home inspection report is given clear thought to each item inspected
supported by 39 years of building what I am inspecting. It is our goal to give you the client more
than your money's worth without getting too carried away with minor details. By the way, your prospective
home inspection is not simply brokered to some other inspector. I personally inspect each home and write the home
inspection report. InterNACHI standards as well as my own standards as a general contractor are used in the narrative
report. While the report represents opinions, wouldn't you rather have a report written by a builder of what
is being inspected?
HOME WARRANTY: Homes are
technically complex today. So, this inspector suggests use of a home warranty. While this office could provide
the home warranty inexpensively to free, it is in the best interest of the buyer not to offer this as other home
inspectors. Generally, items included in the home inspection report are not covered by the warrantee. It
is therefore the best the owner purchase this inexpensive insurance on his or her own.
Payment is generally by
check or credit card at the time of inspection. Escrow payments are available with advanced notice.
